If you are ready to sell your home, don't wait for a prospective buyer to get a home inspection. You can get an inspection for yourself, and put your home on the market fully informed of the condition of your home. That way, if the inspection reveals any problems, you can take care of the issues at your leisure. Not to mention the fact that you can save $money$ by doing things without being in a rush, and not using your moving money on a contractor that might charge you more to get things done quickly.

You don't want to be surprised during the offer process by unanticipated issues that the potential buyer might react in negative ways - lowering the offer, walking away, asking you to repair before the offer, etc.

You can also get an inspection even if you are going to stay in your home. If you want to keep up on home maintenance, but are not sure what needs to be done, I can point out some things and answer questions you have about general maintenance.
